Rental Policy Statement

We are committed to providing a safe, comfortable, and enjoyable experience for all our guests. Please read the following policies carefully to ensure a pleasant stay and smooth booking process.
1. Booking and Reservation
- Booking Process: All reservations must be made through our official website or approved third-party platforms. Full payment or a deposit may be required at the time of booking. Confirmation by email of dates of rental are required unless otherwise explicitly agreed.
- Cancellation Policy: Cancellations must be made 60 days prior to the check-in date to receive a full refund. Cancellations made after this period may incur a pro-rated cancellation fee as follows. 30 days cancellation will receive 50% total rental refund, less than 30 days no refund can be applied.
- Check-In and Check-Out: Check-in is available by arrangement and to be agreed via email. We will strive to meet your need. Check-out must be completed by 12pm on the day of departure unless agreed otherwise. Early check-in or late check-out may be arranged, subject to availability and additional charges.
2. Payment Terms
- Payment Methods: We accept payments via bank transfer.
- Security Deposit: A security deposit may be required at the time of booking. This deposit will be refunded within 5 days after check-out, provided there is no damage or violations of the rental agreement.
- Taxes and Fees: All bookings are subject to applicable taxes and service fees, which will be clearly stated during the booking process.
3. House Rules
- Occupancy Limits: The maximum number of guests per room is 2 unless agreed in advance otherwise. Exceeding this limit may result in additional charges or termination of the rental agreement.
- No Smoking: Smoking is strictly prohibited inside the property or on the grounds. A cleaning fee of 500 Euros will be charged for any violations.
- Pets: Pets may be allowed by prior agreement. If allowed, a pet fee may apply.
- Noise and Conduct: Guests are expected to respect the peace and quiet of the neighborhood and other guests. Loud noise and disruptive behavior may result in eviction without a refund.
4. Liability and Responsibility
- Damages: Guests are responsible for any damage to the property or its contents during their stay. Costs for repairs or replacements will be deducted from the security deposit or charged to the guest.
- Lost Items: We are not responsible for any personal items left behind although we will make an effort to find and return at your expense. Please check thoroughly before leaving the property.
- Safety: Guests must adhere to all safety guidelines provided on the property, including the proper use of appliances and amenities.
5. Privacy and Data Protection
- Personal Information: We respect your privacy and are committed to protecting your personal information. Please refer to our [Privacy Policy] for details on how we collect, use, and safeguard your data.
- Security: All personal and payment information provided during the booking process is encrypted and securely stored.
6. Dispute Resolution
- Governing Law: This rental agreement is governed by the laws of Portugal.
- Dispute Resolution: In the event of a dispute, both parties agree to first attempt to resolve the issue through negotiation. If a resolution cannot be reached, the matter may be referred to arbitration/mediation or pursued through legal channels.
